PROJECT DESCRIPTION:
The construction of the new mixed use residential and commercial block on a brown field site previous uses included repair and maintenance of motor vehicles
Works ECS undertook involved:

Demolition of existing hard standings and portal steel frame buildings

Diversion of existing live services

Managing of and safe disposal off site of asbestos containing fill material encountered under the existing hard standings

Managing of and safe disposal off site of previous buried petro and hydro chemical containing pockets encountered during mass excavation works

Underpinning to neighbouring property due to addition depth required for raft foundation slab bearing to facilitate additional floors, including an extended period of daily reverting to weekly monitoring of the underpinned property while the new raft foundations were loaded as the superstructure works progressed

Mass poured raft foundation to carry new 8 floor concrete frame, 2 stair wells and 2 lift cores including overruns to service 2 floors of light weight additional floors to be added from the 8 floor/rc roof slab/roof garden

Additional drop beams were added at 7th floor soffit level to accommodate the additional floors and proposed roof gardens at the 8 floor slab level

Construction of 3500m2 of suspended reinforced concrete slabs in 16 pours totalling 725m3 of concrete.

130m3 of concrete and 40 tonne of reinforcing steel in the Construction of reinforced concrete Raft Slab.

Laying foul and storm drainage including a 30m long x 2.5m wide attenuation tank and hydro brake control system.

Under croft to carpark proving access to refuse collection’s and 7nr car parking spaces
Project Design Development
With the design period running tight against the planning permission commencement date ECS devised a system of precast underpins allowing actual works to commence on the second day after ECS took possession of the site successfully signing off part of the permanent construction with the local authority building control preserving the existing permissions.
To achieve the clients wishes of maximising the projects potential yield while managing such logistics as the proximity of major A Roads and the National Rail Midlands Line. While precast stair did fit with the design criteria landings did not. ECS opted for a precast columns from first floor through to seventh floor maximising the use of a less manly crane than normally would be associated with a project of this nature while maintaining programme and budget.
